Annual Information 2017

An annual site is a caravan/annex that you pay an annual fee to use the site for holiday use. The fee covers the cost of your family using the site, water and electricity.

What are the benefits of owning an Annuals Site?

At Kanasta Caravan Park we provide a safe and secure private location in a quiet court close to everything you could possibly need.  We are not located on the main road of Rye, rather in a very quiet court very close to Sorrento, Portsea and the Peninsula Hotsprings. We feel we are very spoilt by the location as it is walking distance to the shops and famous Rye Pier.

We are a small park that only has 29 holiday annual sites, 8 Retro Glamping sites and 17 holiday cabins. We have no permanent occupants at and have onsite managers. We do not allow any people to camp at our caravan park.  Please see our map to view the location of the annual sites for sale.

There is a BBQ area provided for annual families. There is a large games room with pinball machines, pool tables, a pingpong table and a large TV with couches for the kids to enjoy.    The amenities are cleaned daily by our cleaners. We also have 2 coin operated washing machines and a new large dryer. We have a private clothes line and a private baby room, including a baby bath.

What your annual fee means in bullet point form:

  • 105 days/not in a row
  • 2 adults and up to 4 children
  • May nominate extra adults at 150 per year (within 105 days).
  • Site can not be rented to other parties.
  • Max 6 people to a site, Extra $15 per adult and $10 per child, per night.
  • 1 car only/no boats or jet skis
  • Holiday Only/No Permanent’s
  • Under Vic Park Annual Site Agreement

It is important to know that you are buying the caravan and annex and not the land.  You do not pay council rates, maintenance, stamp duty or land tax.  Your caravan and annex is very secure as it is within the Park grounds.  We have cameras located at different areas within the park.  Our current annuals have requested that we do not add a pool.  The Rye front beach is so close and shallow most annuals enjoy spending their summer at the beach.  There is also the back beach for surfing and fishing.

The caravan has it very own hot water unit, and best of all, the fridge/freezer is the perfect size for a large family! The dining area has lots of seating and a fold out dining table to seat those last-minute summer drop ins! The space also has a built-in air- conditioner and newly replaced floating floorboards. Also included in the caravan is a separate bedroom with double size bed, side table, lots of cupboard space and an en suite. The caravan has a brand new aluminium flyover.

The annex is very spacious and includes a double bunk bed (double with single bed on top), 3 seater comfy freedom lounge which can also double up as a bed, pantry and again, lots of storage! There is also a wall heater, panel heater and brand new TV with digital antenna.
